San Diego Property Management Companies

Most states allow owners of property to manage their own property without being licensed. But if you live in San Diego these San Diego property management companies are allowed to find renters for the property and collect the monthly rent. San Diego property management is required to be licensed because these companies handle money that belongs to other people. The rules and regulations provide very strict guidelines regarding how the money is collected, deposited and dispersed and how the tenants are treated.

Most San Diego property managers have two trust accounts, one for security deposits which are held as long the tenant is in the unit and the other for monthly rental fees that will be paid to the owners quickly. Each state performs audits periodically to make sure the correct procedures are being followed.

In addition there are many state and federal laws regarding the rental process, fair housing, the questions tenants can be asked and the procedures to be followed. The purpose is to protect the tenant, landlord and property, provide a time-frame and procedure for the return of the security deposit and make quality housing available to everyone qualified to rent the property. San Diego property managers can require tenants show adequate income to pay the rent and have a history of taking care of property.

Owners can manage their own property usually without a license but are still required to follow fair housing laws. Professional property management companies are licensed by the State. The states and federal government wrote rules to protect the money and the right of each person to be able to rent a property they can afford.
